[Idea] Make Train Station serve as "construction anchor"

I find Train Station a quite boring and nearly-useless district that, ignoring the logistic benefits, seems to be good to only pollute and decrease stability. In my mind, in addition to making it count as a Makers Quarter, I would suggest to buff it even a little more, allowing to build districts next to it like Hamlet and Harbor do. This would make the district much more versatile, improving the city-planning and enriching the game experience: in this simple way an almost-useless district may became and essential one in the same way train stations are essentials to us.

Since train stations are wonderful for logistic reasons, they are even for economic ones because of the previous reason, allowing them the travel of goods to the world. Here, is where another mine suggestion comes: what about adding a Money bonus on Train Station per number of Resource Deposit on City or Outpost? (ex. +1 Money per Resource Deposit on City or Outpost)

Last idea, since with all these suggestions I'm aiming to improve Train Station, my last one would be to make them even more interesting improving them with a dedicated Legacy Trait and I find the Russians to be the most suitable culture since it also really needs a rework, I have already created a thread for this last suggestion of mine.

I see it the other way, train stations have to be in the center of existing groups of districts and have because of that no real reason to be anchors.

Then shouldn't be so even with harbors?

Harbors are unlocked early and historically would accumulate settlement around them. That being said, some modern settlements were also started with a train station, so I wouldn't mind seeing them as anchor point either. To be honest, that may be a bit too much to ask for, but I wouldn't mind if we had 2 or 3 specialized Train Stations to choose from, so you could place Cargo Terminal that counts as/improves Industrial districts around it, Railway Station to count as Market/improve Money sources around and finally a simple Train Station that costs half the industry, improves nothing and just provides the logistics, for quick connection between cities (maybe with an added bonus of being the least polluting, but receiving no reduction of pollution from Infrastructure).

As DNLH stated, it was more of a gameplay reaction.
That said, train stations rarely grew isolated from everything.
I'm in favour of some bonuses for them, have created one or two threads about that. I feel some other bonuses might be better. I don't mind that one, I only fear it wouldn't change much.

I agree with trains serving as district anchor points.

I also think they should provide some other benefit, like increasing trade (distance or number of routes?), and perhaps allowing cities to ship excess industry to others.
